The Marlborough Park Estate was between Marlborough Park Avenue and Burnt Oak Lane.

New Ideal Homesteads were the biggest and most successful developers working in North West Kent in the 1930s. They cut construction costs by using prefabricated materials and promoted their products and the finance that enabled their purchase vigorously.

Unusually, New Ideal Homesteads provided a very fine parade of shops at The Oval, a rare example of the provision of services.

The brochure uses much of the same text as that for Montrose Park, but without the finance details. The size of the houses suggest that New Ideal Homesteads were aiming at the higher end of the market.
