East Dulwich developed in the 1870s and 1880s after the freehold of the Friern Manor and other estates decided house building offered more profits than agriculture.

East Dulwich's streets of fairly uniform, small to average, late Victorian terraces contrasts strongly with the high quality, spacious and more varied houses on the Dulwich (College) Estate on the south and west side of Lordship Lane.
