East Dulwich developed rapidly in the decade after 1870 when the freeholders of the farms sold or leased them to development companies and small builders. As a result a landscape of small to medium sized terraced houses were built.

This scene at the corner of Landell Road and Goodrich Roads is typical, down to the purpose-built and still successful shops.
